What is HM Land Registry Price Paid Data?

It is the official record of every property sale registered in England and Wales since January 1995 - around 30 million transactions. Each row carries the price paid, the date of transfer, the postcode and address, the property type, whether it was a new build, and whether it is freehold or leasehold. Why is a recent sale missing from the data?

A sale only appears once it has been registered, which typically lags completion by two weeks to two months, and longer for new builds. Treat the last couple of months as provisional: the figures fill in as registrations catch up, so a quiet recent month usually means missing data rather than a quiet market.

Does this cover Scotland and Northern Ireland?

No. Price Paid Data covers England and Wales only. Scotland is handled by Registers of Scotland and Northern Ireland by Land & Property Services, and neither publishes free bulk per-transaction prices, so we do not show sold prices for them rather than guess.

Why does the sold price differ from what the property was listed at?

The listed price is what the seller hoped for; the recorded price is what a buyer paid and a solicitor registered. The gap moves with the market and varies street by street, which is exactly what the medians on these pages are for. Note that some rows are category B - repossessions, buy-to-lets and transfers that are not full open-market sales - and those can sit well below the local median.
