We do not invent a single confident number: with fewer than three comparable sales we show no price at all. Where do the prices come from?
HM Land Registry Price Paid Data: every residential sale registered in England and Wales, with the date, the address, the price paid, the tenure and whether it was a new build.
Is this a valuation?
No. It is a statistical range built from nearby comparable sales. For a mortgage, probate or any binding purpose you need a RICS surveyor, not a website.
Why is there no price per square metre?
The register simply does not carry floor area. We would rather say so than multiply a guessed size by a guessed rate and call the result a valuation.
