What is the Residential Property Price Register?

It is the official list of residential property sales in Ireland, published by the Property Services Regulatory Authority (PSRA) at propertypriceregister.ie. It is compiled from the stamp-duty filings that the purchaser's solicitor makes to the Revenue Commissioners, so each row is a filing record - price, date of sale, address, and whether the property was new or second-hand - rather than a valuation or a survey. Unlike the equivalent English data, it covers the whole country.

How up to date is it, and how far back does it go?

The register is updated weekly and covers sales from 1 January 2010 onwards, roughly 750,000 transactions. A sale appears once the solicitor has filed the stamp-duty return, not on the day contracts are signed, so the most recent weeks are always thinner than they will eventually be. Treat a quiet recent month as missing filings rather than a quiet market.

Why do new-build prices in the register look low?

Prices for new builds and other VAT-liable sales are recorded exclusive of VAT, and VAT on new residential property is charged at 13.5%. A new-build row therefore reads about 13.5% below what the buyer actually handed over. Compare new builds with new builds, and add the VAT back before setting one beside a second-hand sale on the same road.

Can I get a price per square metre from this data?

No, and we will not pretend otherwise. The register carries no floor area and no Eircode-derived coordinates, and addresses appear as free text exactly as the solicitor filed them, so they can be abbreviated, inconsistent or misspelt. That is enough to compare prices on a road or across a town, but not enough to compute a reliable price per square metre, so we do not publish one for Ireland.
