We do not invent a single confident number: with fewer than three comparable sales we show no price at all. Type the street or estate from the first word of its name: the search matches the beginning, so "Ashbrook" finds Ashbrook (Clontarf) and "Clontarf" does not.

Where do the prices come from?

The Residential Property Price Register published by the Property Services Regulatory Authority: every residential sale filed for stamp duty since 2010, updated weekly.

Is this a valuation?

No. It is a statistical range built from nearby comparable sales. For a mortgage or any binding purpose you need a qualified valuer.

Why are new build prices adjusted?

Because the register files them net of 13.5% VAT. Left raw, a new build would sit about twelve per cent below an identical second hand home and drag the range down with it.
