What the listing does not tell you.
Who we are
Inmoatlas is an independent property analyst, working in Latin America and, since 2026, in the United Kingdom, Ireland, France and Poland. We do not list properties and we take no money from advertisers: we take public information and present it for the person buying or renting, not the person selling.
What we do
- We publish what homes actually sold for, street by street and area by area, from the public register of transactions rather than from asking prices.
- We give a range, not a single confident number: with fewer than three comparable recorded sales we publish no price at all.
Where the data comes from
Recorded transactions come from each country official register (the footer of every sold-price page names the exact source and its licence). Listings, where we have them, are collected from public portals and always linked back to the source. Context data - safety, demographics, proximity to services - comes from public sources such as OpenStreetMap and each country statistics agency. Where a figure cannot be backed by verifiable data, we do not publish it.
How the articles are written
Articles are published by Inmoatlas as an organisation. We do not invent an author or a reviewer: no solicitor, accountant or regulated financial adviser stands behind these texts, which is why the ones about tax, cost and conveyancing carry a notice saying exactly that at the top and the bottom. If a regulated professional ever reviews an article, their name, title and register entry will appear on it; until then the byline is the organisation.
The rule on figures: a number goes in only if it comes out of a dataset we hold, in which case we say how many records are behind it and the date of the snapshot, or if it comes from an official source, in which case we link it. Anything that meets neither test is cut. That is why some of our articles refuse to give a national average: we would rather say we do not know.
The first-hand data behind the articles is the snapshot of listings we collect from public portals (with its collection date), the per-neighbourhood crime indices we rebuild from official open data, and the recorded transactions from the public registers where they exist. Each article names which of them it uses and how many records are behind the figure.
Corrections: if you find an error, use the report-an-error button in the footer. We fix the text and move the article updated date. We do not quietly delete articles.
What we do not do
- We do not process listing photos: no computer vision, no perceptual hashing.
- We do not list properties or broker deals: we are an analyst, not a portal.
- We do not show a seller name next to their phone number.
